The Woman’s Civic Club was entertained by Mr. and Mrs. Clee Woods at their Double Quill ranch on the San Juan River on August 9. Mrs. Virginia La Varta was assistant hostess. Members and guests of the Club brought box lunches which were numbered and placed in a large basket. At lunch time those present each drew a number and ate the lunch corresponding to the number drawn. The hostess served coffee, punch, mints and potato chips in addition to the lunches. The entire meeting was held at Woods’ outdoor picnic grounds.
Following the business meeting Mr. Woods entertained the Club with an intensely interesting talk on the making of a movie. His emphasis was placed on the movie, “The Battle of Apache Pass,” which was recently filmed at Moab, Utah. Mr. Woods acted as technical advisor on the Indian customs, costumes, and dances used in this movie. He also worked with the cavalry used in this picture.

Arthur Ashe, who was rated as the top tennis player in the world last year, spent several days vacationing at Pagosa last week. Mr. Ashe visited here about a year and a half ago and was so impressed by Pagosa that he returned for a vacation. He said that he may purchase a condominium at Pagosa as a vacation home. The tennis player did not use the tennis courts while here, but spent his time fishing, hiking, and relaxing. His ability on the tennis courts has drawn international acclaim and he is on the advisory board for the Pagosa Racquet Club.

The group included ranches, farmers, business people, timber industry employees, retired residents, and others. Great concern was expressed about the effect of “Wild and Scenic River” designation on the area economy, particularly timbering and the ranching operations along the river.

What constitutes shoddy appearance of a home?
When can a property owners’ organization demand correction of such appearance to meet community standards?
Those were some of the questions asked Thursday when Pagosa Lakes Property Owners Association directors weighed a report from Walt Lukasik general manager, that there is little leeway in current codes to confront the problems.
“Our declarations,” he told the board, “require a two-thirds vote by the board to demand maintenance on homes that appear below standard. But there is nothing in the codes which specifies what ‘standard’ is.
“We are getting a goodly number of properties which are visible neighborhood eyesores,” he said, and asked the board for direction on how such blights can be corrected.
“I would like board members to tour the area with staff,” he said, to see some of the homes we’ve had complaints about. The declarations have “ board only” enforcement language, but I don’t think we should have to call every board member about every structure in poor repair.”
