BOARD OF ADJUSTMENT HEARING 

ON August 16, 2016

James Bell has applied for the Bells Naturals Variance from Section 5.4.5.4 of the Archuleta County Land Use Regulations and Sections 27.1.7.3 and 27.1.7.4 of the Archuleta County Road and Bridge Design Standards requiring paving of access and parking, for property owned by the James R. Bell Trust, Lot 14, Cloman Industrial Park, located at 765 Industrial Cir., Pagosa Springs, CO (PLN16-077). Applicant has made a concurrent request for Use by Right Site Plan approval for a Marijuana Establishment, a permitted use in the Industrial (I) zone (PLN16-076).

A public hearing will be held by the Archuleta Board of County Commissioners, sitting as the Board of Adjustment, on Tuesday August 16, 2016, at 1:30 p.m. in the County Administration Building Meeting Room, 398 Lewis Street, Pagosa Springs.

BOARD OF COUNTY COMMISSIONERS MEETING ON August 16, 2016 

PUBLIC NOTICE IS HEREBY GIVEN pursuant to CRS 30-28-116 that Archuleta County Development Services is proposing amendments to the Archuleta County Land Use Regulations. The proposed changes 1) Classify non-commercial marijuana cultivation as an Accessory Use and adopt limits and definitions, 2) Clarify provisions for Accessory Uses and Structures, and 3) Clarify cross-references and provisions of Table 1 and Table 4. These changes amend portions of Sections 2.1.2, 2.2.1, 3.1.1, 3.1.4, 3.2.5, 3.2.6, 5.5.2, 11.2.1. The specific text proposed to be adopted is available for review at the Archuleta County Planning Department offices or online at www.archuletacounty.org.

BOARD OF ADJUSTMENT HEARING ON August 16th 

Western Heritage Event Center, Inc., represented by Jess Ketchum, has applied for the WHEC Agricultural Education and Equestrian Event Center Variances from Paving and Landscaping Requirements, on Lot 2M, Fairgrounds Minor Impact Subdivision, at 344A US Hwy 84, Pagosa Springs, CO (PLN16-071). The request is for Variance from Section 5.4.5.4 of the Archuleta County Land Use Regulations and Sections 27.1.7.3 and 27.1.7.4 of the Archuleta County Road and Bridge Design Standards requiring paving of access and parking, Section 5.4.1.6 of the Land Use Regulations requiring parking lot landscaping, Section 5.4.3.2 requiring a landscape buffer on Hwy 84, and Section 3.1.2 building setback in the Agricultural/Ranching (AR) zone.

Applicant has made a concurrent request for a Conditional Use Permit to construct a covered arena as a Public Use in the AR zone (PLN16-072), which will be heard separately by the Board of County Commissioners.
